These Terms and Conditions govern your engagement of appraisal and realty services provided by Wyatt Roberts and Wyattopia, Inc. ("we," "us," or "our") and your use of any communications channels we use to deliver those services, including SMS text messaging.
Wyatt Roberts and Wyattopia, Inc. provides real estate brokerage, appraisal and consulting services. The scope of services, fees, and deliverables for each engagement are described in the appraisal agreement, engagement letter, listing agreement or similar document(s) provided to the client prior to commencement of services.
Wyattopia, Inc. provides real estate appraisal services and may send SMS messages to appraisal clients, property contacts, borrowers, owners, agents, or other parties involved in an appraisal assignment. Messages may include appointment scheduling, inspection reminders, document requests, appraisal status updates, and report delivery notices.
SMS messages are sent only when the recipient has provided consent to receive appraisal-related communications from Wyattopia. Consent is obtained during the appraisal engagement or intake process — by providing your mobile phone number to Wyattopia, Inc. by phone, email, or direct communication, you agree to receive SMS text messages related to your appraisal engagement or brokerage services.
Opt-Out: You may opt out of SMS communications at any time by replying STOP to any message. You will receive one confirmation message and no further SMS messages will be sent.

Message frequency varies. Message and data rates may apply.
Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes.

Appraisal reports are prepared in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP) and applicable federal and state regulations. Reports are intended solely for the use and purpose stated therein. Unauthorized use or distribution of appraisal reports is prohibited.
Fees for appraisal services are agreed upon prior to commencement of the engagement. Payment is due upon delivery of the completed report unless otherwise specified in the engagement agreement. We reserve the right to withhold delivery of reports until payment is received.
Liability for any claims arising from services rendered is limited to the fee paid for the specific service(s) at issue. We are not liable for any indirect, incidental, or consequential damages arising from the use of our services or communications.
We treat all client information and appraisal-related data as confidential and will not disclose it to third parties except as required by law, regulation, or with your consent.
These Terms and Conditions are governed by the laws of the State of Mississippi. Any disputes arising from these terms or our services shall be resolved in the courts of Lowndes County, Mississippi.
We may update these Terms and Conditions from time to time. Updates will be posted at this URL with a revised effective date. Continued engagement of our services constitutes acceptance of the updated terms.
